StayTour Guide Tuscany by STREasy

A practical English guide for foreign property owners who need to understand how StayTour works in Tuscany after receiving the CIN.

Before you continue
StayTour is not used by every municipality in Tuscany. Each Comune may activate different functions and follow slightly different procedures. This guide explains how StayTour works where the platform has been adopted, with a practical focus on foreign property owners.
What this guide explains StayTour, tourist tax, statistics, credentials, TXT export and the relationship with Alloggiati Web.
Who it is for Foreign owners, especially UK, US and other non-EU owners managing holiday rentals in Tuscany.
Main idea In many municipalities, StayTour becomes the operational bridge between bookings, tourist tax and local reporting.

What is StayTour?

StayTour is a municipal platform used by several Italian municipalities to manage tourist tax declarations, local reporting and, where enabled, additional operational tools for accommodation providers.

It is important to understand what StayTour is not. It is not the CIN portal, it is not Airbnb, and it does not replace the official Police portal Alloggiati Web.

Some municipalities enable guest, booking and receipt management functions.

Who needs StayTour?

You need StayTour only if your municipality has adopted the platform for tourist tax or related municipal reporting.

For example, in municipalities such as Chianni, StayTour is used for tourist tax management and can become the main operational platform after the CIN has been issued.

Owner type Typical access method Important note
Italian citizen SPID or CIE Standard access through Italian digital identity.
EU citizen Supported eIDAS digital identity Access depends on whether the national identity system is recognised and technically supported.
Non-EU owner Credentials requested from the competent local authority UK, US and other non-EU owners usually need a specific municipal procedure.

How foreign owners obtain StayTour credentials

If you are a non-EU property owner and do not have access to SPID, CIE or a supported eIDAS digital identity, you will generally need to request your personal StayTour credentials directly from the competent local authority responsible for your municipality.

Example: Chianni and Unione Valdera
For properties located in municipalities managed within the Unione Valdera area, including Chianni, StayTour credentials are normally requested from the competent Unione Valdera office.

Once your credentials are issued, you can access StayTour using your personal username and password. If your municipality allows delegation, you may also appoint an Italian representative to manage StayTour communications on your behalf.

1
Identify the competent office Check which local authority manages StayTour for the municipality where your property is located.
2
Request credentials Ask for StayTour access as a non-EU property owner without SPID, CIE or eIDAS.
3
Access StayTour Use the credentials issued by the office to log in to the platform.
4
Configure your property Add or verify the accommodation units connected to your tourist rental activity.

The StayTour workflow

In municipalities where StayTour is fully used, the platform can reduce duplicate work. Instead of entering the same guest data several times, the host can use StayTour as the main operational point for bookings, tourist tax and related reporting.

2Data entered in StayTour
3Tourist Tax calculated

Always check the current municipal regulation before submitting declarations or making payments.

Statistics and MOTouristOffice

In Tuscany, tourist rentals are also subject to statistical reporting obligations. In some municipalities, StayTour can simplify this process by preparing or transmitting the required data to the regional statistical system.

This means that, where the integration is active, hosts may not need to enter the same guest information separately into MOTouristOffice.

Important
The exact connection between StayTour and regional statistics depends on the configuration adopted by each municipality. Always follow the procedure indicated by the local authority.

Alloggiati Web and TXT export

StayTour does not replace Alloggiati Web. Italian law still requires guest data to be communicated to the State Police through the official Alloggiati Web portal.

However, StayTour can make this easier by generating a TXT file containing the guest data. The file can then be imported into Alloggiati Web, avoiding the need to manually type the same information again.

  1. Enter the guest data in StayTour.
  2. Generate the TXT file.
  3. Log into Alloggiati Web.
  4. Import the TXT file.
  5. Submit the communication to the Police.

Annual tax obligations

Tourist tax declarations are separate from personal income tax obligations.

Foreign and non-resident property owners usually need an Italian tax advisor, called a commercialista, to handle annual tax declarations to the Italian Revenue Agency and, where required, to the Municipality.

Frequently Asked Questions
